Holiday Rental Terms and Conditions

The Nightly Villa Rates Include

  • Villa cleaning service every 4 th day.
  • Laundering of all bed linen and towels every 4 th day.
  • Welcome pack of coffee, tea, water and creamer.
  • Check In Time is 10:00am onwards;
  • Check Out time is 10:30am
  • Should you require a later check-out time, the villa can be offered at a
    half day rate to accommodate your flight departure times.
  • Airport collection service and return on day of departure.
  • ADSL Fast Speed Wireless Internet (Laptop required).
  • TV satellite service.


    • The Nightly Villa Rates Exclude

  • Food, Groceries and bevergaes (except the welcome pack on arrival)
  • Breakfast or meals of any kind. (Self catering only)
  • Live in domestic staff, chefs, drivers or nannies.
  • Special Car hire rates are available on the following vehicles;
    - 4 door Toyota Hilux 4 x 4 - Automatic Transmission
    - 4 door Honda CRV - Automatic Transmission
    - 2 door Suzuki Jeep - Manual Transmission


    • Rental Conditions for Nightly Rates

  • Short term rentals require a minimum stay of three (3) nights.
  • With the exception of the following Peak Christmas Season Dates;
    21 st Dec - 1 st Jan where a minimum booking or payment of
    seven (7) nights applies.
  • The villas are available on a Self catering basis only. (Live in staff
    and chefs cannot be provided.)
  • The maximum number of guests must not exceed the villa's
    specification. No additional beds or mattresses are provided for
    any of the villas. If the number of occupants upon arrival exceeds the
    maxiumum number specified within the website description, access to
    the villa may be refused.
  • In cases where discounted rates are offered only the actual persons
    confirmed in the booking may occupy the villa otherwise the full
    rates will be charged and full payment of the new balance will be
    required in Thai Baht, prior to occupation.
  • Due to the location of the villas and the peaceful and quiet surroundings, large
    groups such as stag/bachelor parties etc would not be appropriate. (We
    sincerly appreciate your understanding on this point).
  • The privacy and tranquillity of the villas around must be respected
    at all times to ensure everyones enjoyment.
  • No Pets are permitted.
  • All the villas have a strict non smoking policy. Smoking must be restricted to
    the outdoor on the terraces or gardens.
  • Persons of 18 Years and over have access to the on site fitness facilities.
    No Young children are permitted at any time due to safety rules
    and regulations.
  • Parents assume full responsibility for their children's safety whilst
    using the swimming pool in the villa as well as all communal areas within
    the project.


    • Reservation Policy

    A non-refundable deposit of 25 % is required to secure your reservation (deposit to be paid via Swift bank transfer to our Thai Bank account). The balance of the outstanding rental amount is due a minimum of 6 weeks before the check in date using a Bank SWIFT transfer to our nominated Thai bank account.


    Cancellation Policy

    In the event that the booking is cancelled prior to arrival we regret that the 25% reservation deposit cannot be refunded. If the period of stay has to be shortened prior to, or during the stay no refund can be issued due to the popular nature of these villas. We sincerely appericate our guest's understanding in this matter.

    In the event of any cancellation of a villa booking please understand that no refund can be issued under any circumstances.

    Insurance Disclaimer

    We highly recommend that all guests arrange full travel and health insurance prior to arrival in order to cover potential flight cancellation, loss of baggage, significant delays and any potential health related incidents or personal injury.

    The Owner can not be heldresponsible to you or your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.



    Long Term Rental Terms and Conditions

    Long Term Rentals

  • For Long Term rates to apply, a minimum booking of three (3) months
    is required.
  • A Signed landlord/tenancy contract is required prior to occupation,
    stipulating all details of rental payments, services included/excluded,
    obligation of the landlord and tenant alike and all and any specific
    conditions, exceptions or other agreed prior to the start of the
    rental contract.
  • The rental contract will be binding on both sides and the conditions and
    stipulations will not be disputed under any circumstances.
  • Full Payment of two (2) months rent plus one (1) month’s security
    deposit is required prior to occupation.
  • Payment methods thereafter will be confirmed in the rental contract
    for each individual villa, after discussion and agreement between the
    tenant and landlord.
  • Two months written notice is required on either side to vacate the
    property.
  • Any and all damages that occur will be payable by the tenant.
  • The villas air condition units must be used in line with the
    manufacturers guidelines, external doors and windows must
    be closed when the units are in operation, to avoid the condensers
    overheating. (Repairs that are required as a result of misuse will be
    charged to the tenant).
  • Electric and Water bills are payable by the tenant at the end of each
    month.
  • Telephone charges and calls payable by the tenant.
  • The laundering of the villa towels and bed linen is the responsibility of
    the tenant during the length of the contract.

  • All the Samran Gardens rental villas have a policy of no pets.
  • Smoking is restricted to the terraces or outside. No smoking inside the
    villa
  • Maximum occupancy of six (6) person incl. children for Villas Baan
    Sansuk and Baan Bai Tong. Baan Pratu is restricted to a maximum of
    4 persons (incl. children).
  • Tenants Personal effects are not covered under the villa insurance
    policy.
  • The villa is for residential purposes only. No visible commercial
    activities of any kind are to be conducted from the villas.
  • The site is a quiet and peaceful location catering mainly for families
    and professionals working on the island. The privacy and comfort of
    all residents must be respected at all times to ensure that the quality
    of life and tranquility of the site remains.
  • Bookings of long term contracts made without inspecting the villas or
    development beforehand are still bound to all of the above conditions.
  • Other conditions if any will be noted on the long term rental contract.
