Baan Bai Tong is an exceptional and spacious private contemporary holiday villa occupying an enviable open aspect position within this exclusive gated development.

The villa is completely set up for family self catering holidays providing Guests with a home from home environment and with the added bonus of a housekeeping service every 4 days.

The villa comprises of 3 large double bedrooms all with air conditioning. A feature master bedroom suite has its own walk in dressing room with fitted security safe, en suite bathroom with 2 showers and a bath and twin wash hand basins.

The 2 nd and 3 rd bedrooms share a further 2 shower rooms with W.C's.

All bedrooms have a fresh set of linen with a full set of personal towels for each guest.

These are changed every 4 th day along with fresh bed linen during the cleaning service provided.

A large baby cot/playpen is provided free of charge along with a high chair.

The living room alone is nearly 12 meters in length with a large circular dining table for indoor eating and a fully fitted white Western kitchen with dishwasher, frost free fridge/freezer and gas hob with electric oven along with an extensive range of kitchen utensils and cooking items, crockery, glassware etc.

The living room has a large cinema style T.V with DVD and Cd player, connected to the satellite T.V service. Wireless internet is provided free of charge (laptop computer required).

The villa has been carefully furnished to ensure that guests have a comfortable and memorable holiday with the home comforts they are used to.

It is no surprise that after their first stay in Baan Bai Tong our guests return year after year.

Please read through the following information to check the minimum booking requirements for the individual seasons.

Villa Location

Located approx 2.3 km's from the village of Maenam (this is a 5 minute car or scooter ride or around a 20 minutes stroll) on the north shore of Koh Samui, and has views over the natural scenery of Thailand, with coconut groves, and unspoilt hillsides.

The gardens of the project and the individual villas are all maintained to a high standard, and provide a lush backdrop to living in the villa. Further up the soi the unspoilt hillsides for which Samui is famous, can be seen from the sala and from the front door of the villa.

The local points of interest include Fisherman's Village in Bophut providing more sophisticated eateries around 4km away, and the major tourist destination of Chaweng with its large selection of nightlife around 8km away. Angela's, famous for its breakfasts, and home cooking and baking is just over 2 km away.

Maenam itself offers a selection of shops, restaurants, spas and bars, of a more relaxed kind, together with massage, and dining, on the beach. Convenience stores and ATM's can be found in Maenam, whereas the two large supermarkets can be found around 6km away.

An assortment of restaurants ranging from Italian and Greek to traditional Thai, and more gastronomic meals can be had at the Santi Buri Hotel and Zazen Boutique Hotel, both of which employ celebrated European Chefs to head their kitchens. Other high end restaurants operate in Bophut, Cheong Mon and Chaweng, so all tastes are happily catered for.

A number of establishments offer spa and beauty facilities, and it is also possible to obtain a massage directly on the beach. We can also arrange for a massage in the privacy of your own villa. The 4 km long beach is long and wide and gently shelving, with clear water, and not so crowded as the more popular destinations but offers good swimming, and wonderful views of its sister island, Koh Phangan.

The hotels and restaurants along the beach tend to be smaller, family run businesses, although there are also some 5 star hotels in the vicinity. The emphasis is strictly on the natural beauty and tranquility of the area, and trips to the Marine National Park, for diving, snorkeling, and kayaking can be arranged, as well as trips around the island, mountain safaris, elephant trekking and descending on cables through the canopy of the natural rainforest.

Courses in Thai cooking, and massage are also available. And at the end of the day enjoy a swim in your own pool, and a drink on the terrace. The Championship standard Santiburi Golf Course and Country Club is around 10 minutes drive away, and offers temporary membership to visitors. Set in spectacular surroundings this venue has hosted a number of international tournaments.

We are able to advise on ferries to the neighbouring islands, and on trips to the Angthong Marine Park, as well as alternative means of transport to and from Bangkok.
A number of water sports operate on Maenam Beach, and others can be found in Chaweng and Lamai.

Weather and Climate

As Koh Samui is an island it tends not to have extremes of temperature although it can reach around 35 degrees in the hot season. It generally has a good climate for 10 months of the year, with mid-October to early December being the rainy season. The rainfall during this season is tropical, with extremely heavy downpours, and temperatures at this season average 25 to 30. However the rain does not normally fall every day, and there are usually pleasant sunny days between the rain.
Tropical showers occur during December and January, although these are usually of shorter duration. Temperatures at this time are normally around 30 to 32, and this is a favourite time for visiting. March and April are normally the hottest months, with temperatures getting up to 35 or more, and this is a good excuse for the water festival of Songkran during the month of April. If coming at that time be prepared to be soaked if you choose to join in the fun.
From June to October the weather is usually sunny and warm, and most rain during this period tends to fall at night, leaving the days for the beach, and the evenings for eating alfresco under the stars.
Of course these can only be guidelines and the weather patterns do change from year to year.
(Please note, the weather predictions for Koh Samui are very different to those of Phuket and Krabi, which experience different seasons due to their location in the country).

Do make specific enquires with your travel agent and ensure you are getting the right information, especially if you intend to partake in activities such as scuba diving, sailing, general water sports and golfing.

Cancellation Policy

In the event that the booking is canceled prior to arrival we regret that no deposit can be refunded.

However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing. (Dates will be accommodated subject to the availability of the villa).

Once the final balance is received 8 weeks prior to arrival, the same cancellation conditions as above will apply.

If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.

Please note that as this villa is privately owned and not part of pool system it is not possible to change villas on arrival.


Holiday Insurance

The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.

It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).

The holiday rates exclude:

* Food and beverage supply (with the exception of the welcome pack)
* Breakfast, Lunch or dinner. (Self catering only)
* Cooks/chefs, maids, nannies, chauffeurs, babysitters.
* Hair driers and international adapter plugs & dishwasher tablets.

Hire Car Service

A hire car will be needed as the villa is not located on a main taxi route.

Full arrangements can be made through us to have your car delivered to your door upon arrival. (full insurance included).

A wide range of fully insured vehicles are available with baby seats.

Booking Criteria

Please note, that due to the peaceful atmosphere and tranquil setting of the development that this villa is situated within, bookings are only accepted from families and couples looking for a relaxing and quiet holiday within their own villa.

The management make every effort to ensure that all guest's and home owners privacy is not invaded or disrupted.

Payment Terms

The terms of payment are as follows:

Upon confirming the reservation a deposit of 30 % of the total figure incl. the service charge is required to secure the booking.

The balance of the booking is required 8 weeks prior to arrival.

The Villa Payment Options are as follows:

1. Transfer to our U.K account  - Lloyds TSB (subject to a 13.50 GBp fee).

2. Bank transfer to out Thai bank account in Koh Samui.

3. We accept PayPal payments, (a 4 % fee is applied to cover the Paypal charges).

4. You can also pay by Western Union.

We regret we are unable to accept payments by credit cards.

The villa is some distance from the main centre of Chaweng so a hire car is essential, we can arrange this for you and have the vehicle delivered to the villa on your arrival. (baby seats are available from the hire firm but we suggest an early reservation to avoid dissappointment).

Baan Bai Tong - Easter 2011

We have recently returned from our second stay at Baan Bai Tong and once again had a fabulous time and have already booked the same Villa for next year.

The location, villa and Stuart and Ray who run the place were, as always, great and I would recommend it to anyone – just don’t try and book the weeks we want!!

We are a family of 4 with 2 children currently 9 and 11 and we all absolutely love Samui and find Samran Gardens an ideal place to stay.

Samran Gardens is a gated compound with electric gates on its main entrances. The villas are positioned around a small office and gym.

The villa we stayed in had covered parking for 2 cars and room for at least 1 other on the drive.

The villas are quite close together although due to the lush gardens surrounding them you have relative privacy. The gardens are all well maintained throughout the complex.

Villa

The villa was incredibly roomy with a very large lounge / dining area. We actually had to move the dining table into the middle of the room to make the place seem smaller!

The villa was tastefully decorated throughout and the quality of the fixtures and fittings are first rate. It felt more like a show home than a holiday rental and we could quite easily have moved in permanently.

The kitchen was fully equipped will all of the items that we needed during our stay and the provision of a large fridge freezer was a plus. All the usual items, kettle, toaster, microwave etc. were present.

The master bedroom was very large with a walk in wardrobe / dressing room which proved very popular with my wife.

We also enjoyed the novelty of both an indoor and outdoor shower on the master bedrooms on suite bathroom.

There were 2 further double bedrooms with a shared bathroom and another toilet in the entrance hallway.

Air conditioning was available in all the bedrooms as well as the main lounge / dining area and kitchen, although we often just used the fans that were on the ceilings in each room.

The villa was very tidy on arrival and whilst there were a few gaps in the cleaning regime, the cleaners did a very good job.

Pool

The pool was a very good size and the water was crystal clear unlike many of the pools I have used in Europe which are full of chemicals and often cloudy. It also was cleaned on a regular basis not that it seemed to need much.

There is no shallow end to the pool so perhaps not ideal for very small children but excellent for older children and adults.

There is also a nice shaded seating area by the poolside with very comfortable furniture including wicker sun loungers.

The outdoor area also had ceiling mounted fans which were useful to keep the temperature down when sitting outside in the evening and also helped keep the mosquitoes away.

Staff

We found the villa managment team who run the place very friendly and approachable and they were able to give us some good pointers on where to go and a few things to watch out for.

If there were any issues with the villa or if we have any questions they always ready to help and we able to organise car hire and transfers to and from the airport.
