The monthly rate includes:

Wireless ADSL internet service (basic package) – Upgrades payable
by tenant.

Garden maintenance one (1) time per week, watering service

Baan Pratu A remarkably spacious 2/3 bedroom villa with its own private infinity edge swimming pool, set in this private gated project with a full time villa management staff.

The villa is completely set up for family self catering holidays providing Guests with a home from home environment wth the added luxury of a hotel style house keeping service every 4 days.

Complimented by a resident full time villa management service team with extensive experience in the hospitality and Guest relations industries.

Situated in the peaceful village of Maenam on the North Coast of Koh Samui, 5 minutes drive from the local beaches and golf course.

The villa is furnished and provides sleeping accommodation for 4 adults. The third bedroom is unfurnished but free to take a baby cot if required which can be provided by the villa Manager upon request.

“Baan Pratu” is of particular interest to guests looking for a sporting holiday such as golfing or Scuba diving, with the empty room providing ideal storage space during their stay.

With Air conditioning to all bedrooms, an en suite shower room/W.C to the master bedroom, 2 nd shower and W.C to remaining bedrooms, fitted Western kitchen with oven, hob and extractor hood, utility room with frost free fridge freezer and washing machine.

Landscaped gardens with shaded terrace overlooking the pool. Sun loungers and outdoor terrace furniture.

International Satellite TV service, wireless Broadband Internet (personal laptop required).

Conditions and Exclusions for Long Term Rental

For Long Term rates to apply, a minimum booking of three (3) months
is required.

Signed landlord/tenancy contract required prior to occupation,
stipulating all details of payments, services etc.

Payment of two (2) months rental plus one (1) month security
deposit required prior to occupation

Payment methods thereafter will be confirmed in the rental contract after
discussion and agreement between tenant and landlord.

Electric and Water bills payable by the tenant at the end of each
month.

All laundering of the villa towels and bed linen are the
responsibility of the tenant during the length of the contract
(a washing machine is provided)

Smoking is restricted to the terraces or outside. No smoking inside
the villa

Tenants Personal effects are not covered under the villa insurance
policy.

The site is a quiet and peaceful location and the privacy and comfort
of all residents must be respected at all times
