Rates Include
The Holiday rates include the following:
* Villa cleaning service every 4 th day
* Fresh bed linen and towels every 4 th day

* Check In Time to suit the guests arrival times

Use of the residents gymnasium, 7 days a week for all guests over 16 years old.
ALL HOLIDAY RATES ARE SUBJECT TO A 10 % SERVICE CHARGE for villa services.
No additional taxes or VAT apply to these rates.

For Longer term contracts the monthly rates start at 88,000 Baht to include pool cleaning, weekly garden service and villa cleaning 1 time per week.
The costs of UBC satellite sat T.V and internet service are payable in addition to the monthly rental along with water/electric charges and telephone calls.

Booking Criteria Disclaimer
Please note, that due to the peaceful atmosphere and tranquil setting of the development that this villa is situated within, bookings are only accepted from families and couples looking for a relaxing and quiet holiday within their own villa.
All Male/female groups would not be appropriate. Only booked guests declared on the booking form are permitted to reside in the villa. (No outside overnight "visitors").
The management make every effort to ensure that all guest's and home owners privacy is not invaded or disrupted.

Rates Exclude
Both Holiday and Long Term rates exclude the following:
* Food and beverage supply (with the exception of the welcome pack on holiday lets)
* Breakfast, Lunch or dinner. (Self catering only)
* Live in domestic staff, maids, nannies, chauffeurs.
* Hair driers and international adapter plugs

Hire Car Service
A hire car will be needed as the villa is not located on a main taxi route.
Full arrangements can be made through us to have your car delivered to your door upon arrival.
A wide range of fully insured vehicles are available.

Airport Collection Service
Airport collection service and return on day of departure in VIP minibus is available at a charge of 750 Baht each way.

Payment Terms
Upon confirming the reservation a deposit of 30 % of the total figure incl. the service charge is required to secure the booking.
The balance of the booking is required 8 weeks prior to arrival.
The Payment Options are as follows:
1. By international bank transfer to our nominated Thai bank account.
2. Direct payment into our Isle of Man Lloyds TSB account (an extra charge of 13.50 Pounds Sterling is applied to carry out the onward transfer to Thailand thereafter).
3. Secure on line Paypal payment with credit card (4 % merchant fee charge applied)
Please note, with the exception of very last minute bookings, payment on arrival is not possible.

Cancellation Policy
Specific Cancellation policy
In the event that the booking is canceled prior to arrival we regret that no deposit can be refunded.
However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.
Once the final balance is received – 8 weeks prior to arrival, the same cancellation conditions as above will apply.
If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.
Please note that as this villa is privately owned and not part of pool system it is not possible to change villas on arrival.
Insurance
The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.
It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).
